Why you need a build consultant
Let’s look at the traditional process people follow and the problems with it:
- Talk with their mortgage broker to find out what they can spend
- Go through show homes for inspiration
- Select or alter a standard plan
- Be given a standard specification
- Discuss build costs with the builder’s sales person
- Decide to sign up with the builder
- Hope for the best
Seems easy, right? But here are the flaws in that process:
Once you have paid the deposit, you quickly realise the show home you saw and the home you are getting built are two different things. Builders often include many little aspects in that home to make it attractive to you but those are not included unless you have specifically requested them in your contract. Those missing items become variations to your contract if you want them and this can result in blowing out your budget.
The other major flaws come from the decision-making process.
- The decision to build with a builder based on a show home, where the builder owns the designs and the quality is higher than what is normally provided.
- The show home is generally very highly specified to attract you but those specs are not generally in the price you are given.
- The builder you contract with is not generally the actual builder who will build your home.
- The show home is potentially out of your budget range.
- The show home may not suit the section you want it to go on.
Don’t walk into the trap.
